EARLY Access

Eearly access is a term used in the real estate industry that refers to the period before the official start of the rental period. During this time, the tenant is allowed to enter the leased space in order to make moves, installations, adjustments or other preparations necessary to start their business or activities in the new space. This typically includes the installation of shelving, production technology, low-current wiring, compressed air lines, etc.

This period is to allow the tenant sufficient time to prepare the space to suit their needs without being forced to pay the full rent. During the early access period, the premises are often not cleared for full tenant operation, which is not possible in principle. During the period of early access, the tenant does not pay rent, but pays service charges and energy consumption.
